Ok, Realcomp 2 comes out with the sales numbers for April 2012 covering Oakland County. But before we cover their report let me say how we see our local real estate market.

Our market has a shortage of inventory. The shortage of inventory has helped our home prices increase and we have been seeing homes selling in days compared to weeks or months. New listings or homes that are priced right seem to be selling quickly and we need inventory.

Homes Sales and Prices Are Up July 2011

July 2011 Home sale reportGood news for the home sales report for July 2011. The number of homes sold in July was up 17.8% for Oakland County and the median sale price was up for 7.4%. Pending sales for the entire MLS region is up 4.1%, showing signs of a improving market.

The number of foreclosed homes on the market is down, so this should have a direct impact on pricing. However all Realtors are having a hard time with appraisals. A new report shows that 16% of all sales are canceled because of appraisal issues.

The number of home sales is up from 17.8% from July 2010 to 2011 from 1380 to 1626. The number of homes under contract is up by 4.1%.

The report shows that there are fewer homes on the market. The inventory is down 24.5% from July 2010 to 2011 from 10,794 to 8,150. The number of foreclosed homes for sale fell 7.3% from 478 to 443.

With the number of homes for sale dropping, buyers are having less to pick from. This should cause prices to go higher. With mortgage rates being at a all time low I know its a great time to buy. The home sales report for June 2011 is out. The number of homes sold in June fell 6.2% from June 2010 and the average price is down by 12%. The good news is the the number of pending home sales are up. Pending sales are homes with an accepted offer and just waiting for a closing.

It seems like the market is trying to pull ahead but data says otherwise. The number of home sales fell 6.3% from June 2010 to 2011 from 1793 to 1680. Yet, the number of homes under contract is up by 7.8%.

The report shows that there are fewer homes on the market. The inventory is down 24.3% from May 2010 to 2011 from 10,762 to 8,151. The number of foreclosed homes for sale fell 6.7% from 571 to 533.

With the number of homes for sale dropping, buyers are having less to pick from. This should cause prices to go higher. With mortgage rates being at a all time low I know its a great time to buy. The report compares June 2010 to June 2011 and is provided by Realcomp2, Michigan largest MLS

Home sale report summary

The numbers for May 2011 are out and the data has mixed messages. The good news is the the average price of a non foreclosed home in Oakland County was up 6.2%. However, buyers are still driving hard bargains on bank owned homes-prices are down 9.5% on foreclosures. Buyers are still finding great values with the average home price down about 4.5% from last year.
